How much does it cost to buy it?

What you need to have ready on signing day at the notary. Estimated with the Resolución 313/2024 table; from 21 October 2026 the minimum is set by the home's cadastral value.

This home's reference value is 360,000 CUP under the Resolución 313/2024 table, the tax minimum until 20 October 2026. From 21 October that minimum is the cadastral value given by its certificate (Ley 187). Tax is paid on the higher of the two: that minimum or the declared price.

Same as the reference value: tax is worked out on this figure.

Total to close the purchase 374,400 CUP Manager's check + buyer's tax

The price declared in the deed.

Buyer's tax (4%) 14,400 CUP

What the seller pays (4%) 14,400 CUP

It does not come out of your pocket, but it helps you negotiate the price.

What is the manager's check and how do you get it?

It is a payment instrument the bank issues to pay for the home. Ley 187, the Housing Law (article 90.1), requires the price to be paid with the instruments or credit titles of banking legislation or any other means that is not cash, whatever the amount.

To get it, the money has to be in a bank account or branch: the bank issues the instrument and the document evidencing the payment, and that document is shown to the notary.

Before handing over any money, confirm with your bank and the notary which instrument matches your transaction and how the payment will be made at signing.

How the price and the payment are documented
What paperwork you need

There is no single checklist for everybody, but the notary starts from this:

  • The identity and legal capacity of the buyer and the seller.
  • The title to the home, recorded in the Registro Central de la Propiedad de Bienes Inmuebles, with any charges and with building works brought up to date.
  • The bank document evidencing that the money for the price exists.
  • If somebody signs for another person, the power of attorney that authorises them.
  • The home's cadastral certificate and proof of the taxes: the seller must have them paid, and anything owed on the home's purchase price settled, before signing (Ley 187, article 90.2).

The notary decides which documents your case needs.
