Welcome to Casas Oasis. By accessing and using our website, you agree to comply with these terms and conditions. We recommend reading them carefully.

1. Definitions

• Casas Oasis: Web platform for publishing and searching real estate properties in Cuba.
• User: Any person who accesses or uses the website.
• Publisher: User who publishes a property for sale, exchange or rent.
• Visitor: User who searches for properties as a potential buyer.

2. For the Publisher

The person who publishes their property with the intention of managing a sale, exchange or rent operation agrees that:

1. Their information is published according to the Privacy Policy described below. Casas Oasis is not responsible for the use that third parties may make of this public information.
2. Casas Oasis is not responsible for sending offensive messages or comments through the site, although we will make our best effort to prevent them and take corrective measures.
3. Casas Oasis will cooperate with competent authorities according to current legislation when required.
4. Casas Oasis may remove any publication determined to be fraud or scam, without prior notice or obligation of compensation.
5. The publisher guarantees that they are the legal owner of the property or have authorization to publish it.
6. Photos and information provided must be truthful and current.

3. For the Visitor

The user who searches for publications as a potential buyer agrees that:

1. Casas Oasis does not guarantee the accuracy of data published by users, although we will make efforts to verify and act on any report of incorrect information.
2. Casas Oasis acts as an information intermediary and does not participate in transactions between users.
3. It is the visitor's responsibility to verify information before making any transaction.

4. General Provisions

1. Casas Oasis strives to keep the service available, but cannot guarantee constant availability for technical reasons or reasons beyond its control.
2. By using our site, you accept all these terms and conditions.
3. These terms may be modified at any time. Changes will be published on the website and registered users will be notified by email.
4. Continued use of the site after changes constitutes acceptance of the new terms.

5. Intellectual Property

All content on the Casas Oasis website, including but not limited to texts, graphics, logos, icons, images, and software, is the property of Casas Oasis or its content providers and is protected by intellectual property laws.

6. Prohibited Uses and Automated Data Extraction

Casas Oasis exists so that people can find a home, not so that its content can be copied in bulk. The following is prohibited:

1. Automated extraction of content: scraping, crawling, spidering, data mining, bulk downloading, or the use of scripts, bots, or headless browsers to copy listings, photos, descriptions, prices, or contact details.
2. Collecting or compiling personal data: phone numbers, WhatsApp numbers, or any personal data of sellers, owners, or agents, whether manually or automatically.
3. Reselling, republishing, or redistributing our listing database, in whole or in part, on another site, application, or listing service.
4. Circumventing technical protection measures, or attempting to: rate limits, verification challenges, and access controls.
5. Forging a User-Agent or identity to appear as a search engine or an authorized crawler, and using rotating IP addresses or proxies to evade limits.

What is permitted

• Normal browsing of the site by a person, and sharing individual listings by link.
• Search engine and AI assistant crawlers that identify themselves honestly and respect our robots.txt.
• Our public MCP endpoint, which we offer deliberately for AI assistants, under its own usage limits.

Consequences

In response to automated use of the site we may apply rate limits, require verification, or suspend access, and we reserve the right to pursue the corresponding legal remedies. For security purposes, the site records technical evidence of automated access (IP address, User-Agent, and request pattern) and keeps it for a limited period of 30 days.

7. Videos, 360° photos and virtual tours

Anyone who adds a video, a 360° photo or a virtual tour to their listing agrees that:

1. They are the author of the material or have its author's permission to publish it, as well as the permission of any people who appear in it.
2. The material shows the listed property as it is today. It may not show another property or mislead about its condition.
3. It contains no recognizable people —especially minors—, no vehicle license plates, documents, phone numbers or other personal data, and no music or other protected works without their author's permission.
4. They grant Casas Oasis a free, non-exclusive permission to show it in the listing, in its apps and when the listing is shared, while the listing is published; and to adapt it technically (compress it, crop it and add the Casas Oasis mark to prevent copying).
5. Videos are not shown in the listing until the Casas Oasis team has reviewed and approved them.
6. Linked videos (YouTube) remain the responsibility of whoever publishes them on that platform; if they are changed or deleted there, the listing may stop showing them.
7. Casas Oasis may review, hide or remove without notice any video, 360° photo or virtual tour that breaks these rules.
8. Copying or reusing elsewhere the videos, 360° photos and virtual tours published on Casas Oasis is prohibited (see «Prohibited Uses»).

8. Limitation of Liability

Casas Oasis shall not be liable for direct, indirect, incidental, or consequential damages resulting from the use or inability to use the website or from transactions made between users.

Privacy Policy

5. Third-Party Authentication

Casas Oasis allows you to sign in using external authentication providers such as Google, including One Tap sign-in: if you are signed in to Google in your browser, Google may show you a prompt to sign in to Casas Oasis with your account. That prompt is generated and controlled by Google; we only receive your data if you accept it. By using any of these options, you authorize Casas Oasis to access the following information from your account:

• Full name — to identify your profile on the platform
• Email address — to create or link your account and send notifications
• Profile picture — to personalize your experience (optional, only the URL is stored)

This information is used exclusively to:

• Create and manage your Casas Oasis account
• Verify your identity when signing in
• Send communications related to your listings

We do not access your contacts, calendars, files, or any other data from your Google account.

Account unlinking

You can unlink your Google account at any time from your user dashboard or by contacting us through our contact form. Upon unlinking, we will delete the data obtained from Google (profile picture and provider identifier). Your Casas Oasis account will be maintained and you can set a password to continue accessing it.

6. Sharing Information with Third Parties

We do not sell your personal information. We only share information in these cases:

• By legal requirement from competent authorities
• For promotion on social networks (can be disabled)
• With service providers who help us operate the site (under confidentiality agreements)

7. Data Security

We implement technical and organizational security measures to protect your personal information against unauthorized access, alteration, disclosure, or destruction.

8. Your Rights

You have the right to:

• Access your personal data
• Request correction of incorrect data
• Request deletion of your account and data
• Object to the use of your data for certain purposes

9. Data Retention

We retain your information while your account is active or necessary to provide services. You can request deletion of your data at any time.

Memory of the Oasi assistant. So that it does not ask you the same things on every visit and can tell you about new listings, our assistant Oasi remembers your search preferences: type of operation, areas, number of bedrooms, budget, home type and amenities you asked for, and whether you requested a valuation or started publishing a listing. It does not store your name, your phone, your email or the text of your messages. If you are signed in, this memory is linked to your account; otherwise, to a cookie in your browser (or your device identifier in the app), without knowing who you are. Anything unused for 90 days is deleted automatically. You can view and erase it at any time: ask Oasi ("forget my searches") or do it from My account → Profile → What Oasi remembers. Deleting your account erases it too.

• Assistant continuity (co_vid): a random identifier, containing no personal data, that lets your conversation with our Oasi assistant and any listing drafts you start continue where you left off if you come back another day. It lasts up to 1 year and you can delete it from your browser at any time.

They help us understand how users interact with the site:

Google Analytics is a service of Google, Inc. The information generated is transmitted to Google servers in the United States. You can consult Google's privacy policy at policies.google.com/privacy
