Property Description

READ TO THE END 🏆 THE MOST STRATEGIC ASSET IN EL VEDADO: NAROCA BUILDING Are you looking for a property or an INVESTMENT OPPORTUNITY with guaranteed cash flow and appreciation? If you know Havana, you understand that Línea and Paseo is not just an address; it’s the Wall Street of Cuba. We are talking about the Naroca Building, a gem of modern architecture, where location is EVERYTHING. 💎 OFFER: We are not looking for lengthy negotiations or bureaucratic processes. We have set the property value at 50,000 USD net; a price designed exclusively for investors or buyers with immediate liquidity who know how to recognize a market anomaly when they see one. (And yes, the owner is willing to consider a serious offer today). You could own a 4th-floor apartment that breaks the rules of interior apartments. 🏙️ Total Panoramic Views: Forget the concept of interior. Thanks to the smart design of Naroca, every room, the kitchen, and even the bathroom have direct views of Línea Street, the Calzada, and the majestic Malecón. 📐 Efficient Layout: 2 spacious bedrooms with closets, a bright living-dining room, a functional kitchen, and a bathroom. ☎️ Services: Landline included, street gas (non-negotiable convenience). 🚀 WHAT MAKES IT MORE VALUABLE THAN IT IS 1. This building has the second largest cistern in all of Havana. 2. Impeccable Logistics: 3 elevators (2 for you and your guests, plus 1 freight elevator exclusively for moving). Here, luxury is functionality. 3. Private Garage: Right to parking within the building for combustion vehicles. Do you have an electric car? You have parking with a guard right in front. 🛠️ NEEDS REMODELING = MARGIN FOR PROFIT The price is what you pay, the value is what you get. This apartment needs a touch of modernization, but nothing out of this world. You buy at an opportunity price, invest a minimum, and end up with a property worth 80,000 or more, in the most sought-after area. Properties in Naroca at this price and with this flexibility do not last 48 hours on the market. The owner is aware of the unique value of this location and seeks a smooth deal with someone who has the vision to capitalize on this asset before the market adjusts its price. What is the manager's check and how do you get it?

It is the payment instrument the bank issues to pay for the home. The Ley General de la Vivienda (article 70) requires the full price to be paid at signing before the notary, with a payment instrument issued by a banking institution.

To get it, the money has to be at a bank branch: the bank issues the instrument and the document evidencing that the money exists, and that document is shown to the notary.

Before handing over any money, confirm with your bank and the notary which instrument matches your transaction and how the payment will be made at signing.

How the price and the payment are documented
What paperwork you need

There is no single checklist for everybody, but the notary starts from this:

  • The identity and legal capacity of the buyer and the seller.
  • The title to the home and its entry in the Property Registry, with any charges on it.
  • The bank document evidencing that the money for the price exists.
  • If somebody signs for another person, the power of attorney that authorises them.
  • Proof of the taxes each party has to pay.

The notary decides which documents your case needs.
