Property Description

For sale: Apartment on the 1st floor (low) Price: $12,000 (negotiable) Location: Buenavista, Playa 3 blocks from Avenida 70. Safe and quiet area, with everything nearby. 2 blocks from Avenida 19. 10 blocks from Avenida 31. On the corner are the buildings of Hospital Cimeq (CE). The apartment needs minor repairs (see detailed description below). It is sold with all its contents, as seen in the photos: appliances and furniture. The final price will be agreed upon between the buyer and seller. General description: It is a side building with 4 apartments (2 below and 2 above). My apartment is upstairs, with access to Calle 76. Masonry construction, strong and comfortable. Very central. The sale is due to my departure from the country. It will be delivered with the property and the updated Property Registry, solely in the name of the owner. There is no garage, but there are state parking lots nearby that are rented in MN. Features: Side entrance with no adjoining properties. Grilled windows to the outside, very bright and ventilated. It has a landline phone and street gas. Two bedrooms, each with a Yale lock and keys. Side balcony. Area: 47 square meters. Distribution: Spacious kitchen with countertops and a small patio at the back. One bathroom. Two bedrooms: one measuring 3 x 3 meters and the other 4 x 2.5 meters (the latter includes a small hall). The ceiling of this room is made of sturdy material but needs minor repairs: a panel needs to be fixed or removed, as it was originally a roofless terrace that was enclosed to convert it into a room. It has 3 windows facing Calle 76. (Materials and vinyl paints will be left). Facilities and extras: Water motor, cistern, and 3 elevated tanks (there is always water, with 2 entrances from the street). Private rooftop with an independent exterior staircase for the two apartments above. The rooftop is half fenced and has a regular condition lightweight zinc roof (it can be repaired or removed), and the other half is free, without bars or roof, like a normal rooftop. The rooftop space is the size of the house; it can be built upon, used independently, or rented, and is part of the property. What is the manager's check and how do you get it?

It is the payment instrument the bank issues to pay for the home. The Ley General de la Vivienda (article 70) requires the full price to be paid at signing before the notary, with a payment instrument issued by a banking institution.

To get it, the money has to be at a bank branch: the bank issues the instrument and the document evidencing that the money exists, and that document is shown to the notary.

Before handing over any money, confirm with your bank and the notary which instrument matches your transaction and how the payment will be made at signing.

How the price and the payment are documented
What paperwork you need

There is no single checklist for everybody, but the notary starts from this:

  • The identity and legal capacity of the buyer and the seller.
  • The title to the home and its entry in the Property Registry, with any charges on it.
  • The bank document evidencing that the money for the price exists.
  • If somebody signs for another person, the power of attorney that authorises them.
  • Proof of the taxes each party has to pay.

The notary decides which documents your case needs.
